Is there any way to put property for sale on the internet without using a real estate agency?

There are many ways to get your home on the net with out listing with an agency. But like alterfem said only a few will sell.





Most buyers want representation from a real estate agent and for a buyer its free.





Even if you go with a low cost listing agent you will have nobody marketing you other than the MLS and that only goes to other real estate agents. Only Agents that are Realtors will have their listing pop on Realtor.com which is were most will buyers start their house hunt.





Those who do buy from FSBO will immediately ask for the 6% off because, ';It not like you have to pay the Realtor'; than they start to negotiate. Many of the buyers who are comfortable buying without using a real estate agent are investors or people look that best deal possible. They will usually make offers not backed buy a contract. You will never know were you stand. These people will have more experience than you and waste allot of your time. Because they don't back up their offers with contracts or any good faith deposit they are under no obligation and their offer means nothing. They will do this simultaneously with many homes wasting everybody鈥檚 time and when they do buy it will be for bottom dollar from a desperate seller. This isn't always the case but for the most part the ones that contact FSBOers are either real estate agents looking for leads or somebody wanting to beat you down on your price. Most FSBO will list with an Agent after a few months because they either get calls from those like I mentioned above of no calls at all.

You could try a FSBO website. trust me, just hire a realtor! There are some agents that even charge a lower commission rate. I don't know where you are, but Assist to Sell is a low commission agency. Just keep in mind that you usually get what you pay for. I have seen a few FSBO deals go wrong. Easiest way is to put it on Ebay... Believe it or not, many houses have sold that way. You can also list a property on Craig's list or other sites. You do not need a real estate agent to sell or buy a house, but you definitely need the services of a lawyer.





Be sure that you price the house realistically, based on the current market, not your hopes. and based on the actual closing prices of similar houses in your area. --- which you can get for free at town hall or in some local papers.

There are many flat rate companies that will get you in the MLS and Realtor association sponsored sites, for around $300 (you will have to pay a buyer's agent between 2.5%-3%, if they bring in a buyer). If you are not in a hurry to sell, or do not have enough equity to pay full commissions it wouldn't hurt to try it.
Sure, but don't expect much. Zillow.com, fsbo.com... I am a realtor and I've tried several sites without much success. I've even corresponded with some FSBO owners and they only get Realtors calling or inquiring.





So if you need to sell, I suggest you list it with a Realtor. While most people do shop on line, they end up buying with the help of a Realtor. Only 8% of FSBO's sell their own homes. Good Luck!
