First consult a Realtor that knows your neighborhood well (sometimes a good way to find this out is to pay attention to local listings and who that Realtor is on those listings). Find out what marketability is right now, if you don't have to sell, don't. I would also add, give most of the common rooms a fresh coat of paint, clean the grout on any floor tile. Replace your light bulbs with ones slightly larger, steam clean the carpet, repaint your front door and remove about one third of your furniture to make the rooms look larger. Also, don't have more than one purpose for any room. Do not have the baby's room acting also as your office for example. Make sure the purpose of each room is clearly identified so the buyers can imagine their needs as well.
