(sorry, first time home buyer) just looking around for nowIF A LISTED PROPERTY FOR SALE HAS A Maintenance Fee?
Maintenance fees occur if your property is part of a homeowners association. No, you cannot remove it. The fee goes by several names:
Homeowners Dues
Maintenance Fees
Association Fees/Dues
Those fees cover expenses for the common good: liability insurance (trip and fall), structural insurance, landscaping, outside lighting, electricity for gates and elevators, shared utilities, cleaning and property maintenance, etc.IF A LISTED PROPERTY FOR SALE HAS A Maintenance Fee?
This is an issue that will likely vary by state. You need to check your state laws to see what the status is on these types of fees. In many states, though, neighborhood and subdivision associations have the power to implement these fees which you are legally required to pay. You could actually lose your house in some states for failure to pay association fees.
These fees are usually set aside for maintenance of yards in empty houses, maintaining common areas (such as esplanades and street dividers) and community assets such as pools and parks. They usually do not have anything to do with your specific property, for which you are still responsible for all maintenance. As a matter of fact, if you don't keep up your yard, many associations have the power to come in and mow it for your and then charge you for the service.
Before you buy any property, always be sure to check if there is any association fees associated with it, and what requirements you might face under the association by-laws. They often cover things like lawn maintenance and house appearance, such as colors you can paint and approval for changes to the exterior of the home.
A maintenance fee can include many things , a clubhouse , grounds maintenance , any outside work on your unit , maybe TV , pest control to name a few . No , you can not take it off , because it is for the common good of all the people living there .
it means this is a condo or site condo. and that $200 fee comes with the house. You cannot negotiate it away. ask what services come with the $200 so you understand better.
That is $2,400 a year for eternity. How does that feel?
