The County Tax Assessor has a list of all properties. Enter the address and it will tell you the zoning.... and the owner, and the size, and what it sold for..How can you find out if a property for sale is residential?
Best to call the Governing Office/Village/City Hall, building department. Some towns/cities/villages have websites where you can search it on line.
Ask the realtor for a copy of the title report, OR call a title/escrow company and ask them for that info. IT's a FREE Call
