What do these terms mean on properties for sale?
I'm looking at properties and they have different status letters on them. can anyone tell me what they mean? or give me a site to go to? Here are the ones I see most often, the first two are obvious but if I'm wrong I'd appreciate a correction.
Status A: Available
Status P: Pending
Status OP: ??
Status PS: ??
Status P/RES: Pending Residential. (I found this meaning via search but I don't understand it)

Called my realtor to get the mls number for my property for sale and .....?
the other day i was asking about how many days to wait for my realtor to list our property on the mls, the answer were... they got to list the property as soon as the contract is signed.
well, i called him this morning and he told me he will printout a copy of the listing and mail it to me.
about 30 min ago, he called and told me, he is not sending anything, and to go check on kaweahmls.com, to see my property for sale.
they ask for realtor ID, password etc...
he finish telling me that he searched the internet to make sure it is in there, and my property was everywhere he looked.

I'm sorry you are having problems with this agent. Please do as Sharon suggested. Take your concerns to his broker and if you cannot get an answer from the Broker, or if he is an agent/broker, take the matter up with the Realtor Board Association his office is affiliated with.
Document all conversations with this agent you will need it as evidence.
It is not in realor.com yet...but that is not up to date.

I'm sorry you are having problems with this agent. Please do as Sharon suggested. Take your concerns to his broker and if you cannot get an answer from the Broker, or if he is an agent/broker, take the matter up with the Realtor Board Association his office is affiliated with.
Document all conversations with this agent you will need it as evidence.

My family is looking to relocate -- we would like to move to a rural location, and we've been thinking about looking for property in Northern NY State. I'm most interested in the areas between Ogdensburg and Hogansburg, NY, but other areas close would be great, either on the US or Canadian side of the border. Hubby has relatives in Canada, and we'd like to live close enough to go visit them once in a while.

Landlord, not active listing on property for sale, walk through?
Long Story Short, Landlord calls Tuesday said will pick rent up Friday when downstairs tenant comes back from vacation, said that he has someone that wants to see the property that night at 7:30. That is only 4 hours away. Upstairs tenant leave voicemail for landlord, ok for rent, but not comfortable with the short window for a walk through since house is not actively listed For Sale. Landlord calls back leaves 2 messages stating that they house is NOT actively listed for sale, and that it was ok to wait. Second message stated will do Friday instead. Friday comes and a realtor calls both tenants and says they want to schedule it for Monday. Problem- Upstairs tenant is on vacation for a week and will not be home. Not comfortable with having someone walk through when no one is home. Friday comes, Landlord doesn't show up, doesn't pick up rent, and downstairs tenant is still not back even though they were scheduled to be back earlier in the day. What can they do? Dampness in a property for sale?
We have seen a victorian property to buy and was told to us that it had a dampness issue(and could see damp staines on the walls and some where between the joint of the ceiling and wall) and the current landloard is ready to put a damp proof course.
I am not sure to how much this would get fixed and we are concerned whether it would become a headache later.
Some of the other issues were some of the windows were not double glazed (around 7 big windows)and and some of the window frames were roting we should definely be replaced.
Could anyone throw some light as to whether taking a property with dampness issue be a risky investment ?

The other that is paying the bills %26amp; lists the other home for sale will claim either he's spend spent personal money keeping things a float or paying bills not to mention his time %26amp; duties %26amp; therefore he's also entitle to repayment. (Executors are entitled to be compensated for their time %26amp; duties - It may be extremely overpaid so this needs to be monitored!)

can some one please help me with this information. I was searching the web for homes for sale, and came across a home that was placed up for sale due to property tax lien. It has a property tax lien of over $4,000 on it. I would like to know what this means, and how it works when they are selling it due to tax lien. I like the area in which the home located on. Which site could I use to browse for real estate properties for sale (in Colorado)?
I've been jogging around the neighborhood and found a couple of properties for sale and wanted more information. Because they are all over the place with multiple different brokers, I needed to find a single site that shows all of the properties currently for sale regardless of who the broker is. well you are going to need money to buy a foreclosure as there may be liens on property, it could have termites, alot of structural damage, etc. This is not the type of investment for someone who doesn't have alot of money. What would be better is for you to find a house that someone bought and do a lease/purchase on it, maybe live in a year or two and some of your rent apply towards purchase and then you can get a loan and buy. Foreclosures are for professionals -- you could lose alot of money not knowing what to do.... and the mortgage market is not lending to people with no money right now.....

well you are going to need money to buy a foreclosure as there may be liens on property, it could have termites, alot of structural damage, etc. This is not the type of investment for someone who doesn't have alot of money. What would be better is for you to find a house that someone bought and do a lease/purchase on it, maybe live in a year or two and some of your rent apply towards purchase and then you can get a loan and buy. Foreclosures are for professionals -- you could lose alot of money not knowing what to do.... and the mortgage market is not lending to people with no money right now.....

Commercial property for sale. Upon sale like to purchase a residence or com.property do u hav 2 pay cap gains?
As long as you are purchasing property that you are using for investment purposes, the way you do this is through a ';1031 exchange';.
The name is a bit misleading, as you don't have to find someone willing to trade properties with you, however, it only works if the property you'll be selling is investment property and the property you'll be buying is also investment property.
It needs to be arranged in advance, and there are some very strict time-lines that must be followed. Talk to your agent, and he/she should be able to go into more detail for you. Most experienced agents have some familiarity with the 1031 process.
If you happen to have a new agent that isn't familiar with 1031 exchanges, ask to bring the broker in on the conversation. (If the broker doesn't understand the basics of a 1031 exchange, it's probably time to go elsewhere.)

remax is nationally known but check your local banks and see who they work with they may have a great buy at forclosure pricing that will save you thousands... usually the forclosrues have agents already to help you... just remember to get a contracted inspector to look it over before you sign on the dotted line..

For sure, get some land. I woud offer 2 pieces of advise though...
1. Make sure you purchase through a reputable firm. Otherwise, a random broker may sell you land with fake paperwork and screw you. It pays to spend a bit on a good real estate firm.
2. Look around. Property prices have been in the rise. Some think a real estate bubble is happening. Just make sure that if something happens in the real estate market, that you won`t feel like you way overpaid!
Just common sense. Land is a good investment though...

have you actually seen the property? some of the land is being sold because it can no longer grow anything. i don't know what you want it for, but you need to check into the new laws the Costa Rica government made about purchasing and retiring, relocating there. i have friends who live there that tell me they feel safe , but with so many foreigners moving there they feel unwanted now.
i know someone who purchased two plots of land there in september. they have already doubled in value! even though there is no military there it is a pretty safe country. good luck!
Just make sure that your real estate partner is serious. Some properties in Costa Rica have been sold two, three and even four times, since the ';new'; owner does not live in Costa Rica and will not even know what is happening to the property.
So the old owner will sell it several times and at the end you have to fight against other owners and lawyers that have not registered your property properly.
Also remember that if you don't do anything with your property during one year (cleaning, planting trees, builindg) and somebody just ';decided'; to build their little ranch there, it will be very difficult (from the legal side) to get this person out of there.
So make sure that you are making a deal with someone serious and don't leave your property for years without maintenance.
Real estate is a very good investment in Costa Rica.
True - but as you can see, property in Costa Rica has climbed a lot in the past 10 years - it is no longer a 'great' deal but if you want to move there, then go for it.
Go for the one's made out of boxes, or being sold by hobo's those are good.
i have never been there myself, but why not. if your heart is set in it go for it. good luck and maybe when you settled down you can invite me.
