mls will list all the properties listed for sale by real estate agencies. It will not list properties for sale privately. It also doesn't list any rentals unless they've been listed with a real estate agency, which is uncommon. For rentals you'll find better results getting a newspaper for that city and going to the Property For Rent section. You can get most major newspapers online these days including the classifieds.
