where are you searching? and if you are looking to lease, why not just call and Agent in a commercial company and let them show you what your looking for, they have more access to whats going on out there, its worth the call.
But if you want give the ones you find for sale a call they might rent to you because having a tenant in the buiding might help them get it sold.
